Plan your move with a clear, simple checklist.

Use this list to stay organized. Print this page or save it as a PDF for quick reference.

Before you visit

  • [ ] Define your timeline and budget range.
  • [ ] List must-haves (schools, beach access, commute time, lot size).
  • [ ] Decide on new construction vs. established neighborhoods.
  • [ ] Decide on coastal vs. inland priorities.
  • [ ] Identify the top 3 to 5 areas you want to compare.
  • [ ] Request drive-time estimates to schools, hospitals, shopping, and I-95.
  • [ ] Build a shortlist of parks, trails, and beach access points to tour.
  • [ ] Gather a pre-approval or proof of funds if you plan to buy soon.

During your visit

  • [ ] Drive main routes at the times you would commute.
  • [ ] Visit parks, trails, and beach access points.
  • [ ] Compare shopping hubs and daily errand routes.
  • [ ] Note neighborhood entry points and street layout.
  • [ ] Walk a few blocks to gauge noise, traffic, and curb appeal.
  • [ ] Check distance to grocery, coffee, and day-to-day stops.
  • [ ] Take photos and notes for side-by-side comparisons.
  • [ ] Ask about street-level boundaries for each area you like.

After you narrow the list

  • [ ] Confirm public school zoning for target addresses.
  • [ ] Review flood zones and insurance options.
  • [ ] Compare commute routes to airports or work hubs.
  • [ ] Compare utilities, internet options, and service providers.
  • [ ] Revisit your top areas at a different time of day.
  • [ ] Decide what is worth prioritizing in the final shortlist.
  • [ ] Share your updated priorities for a refined tour plan.
